<p>Heralding change and a joyful celebration of life, the spring season has inspired countless poets and artists through the centuries. Taking inspiration from its ephemeral beauty, award-winning Taipei-based interior design firm L’atelier Fantasia imagines a 3,000-square-foot duplex residence as ‘The first drizzle of spring’. Idan Chiang, the studio’s founder, emphasises the relationship between people and their surroundings in this enchanting sanctuary created for a couple and their two children. </p>

<p>The residential layout is a thoughtful choreography of privacy and interaction, with rooms positioned at the four corners of the home for the best views of the outdoors. This arrangement fosters familial intimacy while respecting individual solitude in a space where luxury, elegance and playfulness intersect. The design choices are not merely aesthetic; they are instrumental in creating a living environment that is as responsive to the family’s dynamics as it is to the changing seasons.</p>

<p>Upon entering, you are greeted by a spacious living room with a neutral colour palette of soft grey walls, cream-coloured trim and plush velour floors. The space is illuminated by floor-to-ceiling windows, framed by whisper-thin silk curtains and affording breathtaking views of the Taipei skyline. Exuding opulence and refinement, the room envelopes occupants in a sense of warmth and comfort, surrounded by plush furnishings and rich textures.</p>

<p>The lounge ceiling is accentuated at various points and the lighting is kept minimal, giving an elegant finish to the space. A large sectional sofa and two designer armchairs face the TV wall, complemented by circular coffee tables. The walls are adorned with a selection of artworks, including a stunning piece of traditional Taiwanese calligraphy, a modern abstract painting and compelling prints by local photographers. A grand piano sits at one end of the room, reflecting the owners’ taste in music as well as art. </p>

<p>Adjacent to the living room, the kitchen is a symphony of clean lines, minimal ornamentation and top-of-the-line appliances. Crisp white cabinets, gleaming stainless-steel surfaces, and a spacious island with a built-in sink create a functional and stylish space perfect for culinary creativity. Two skylights brighten the room and green velvet dining chairs at the counter stand out amid a wash of white, bringing warmth to this space for enjoying casual family meals. </p>

<p>A huge lazy Susan table occupies this end of the lounge, forming a dining area for hosting guests and larger gatherings. Intricate blue-crystal pendants from the chandelier above match the blue dining chairs. Every detail, from the carefully chosen materials to the meticulously curated art, contributes to a harmonious balance of style, comfort and functionality. This area’s focal point is a breathtaking floor-to-ceiling window, offering a panoramic vista of the city skyline and flooding the space with natural light.</p>

<p>Upstairs is a second, cosy living room for family reunions and children’s play dates. The space is a canvas of vibrant early spring colours, woven with warmth and finesse. A tea-rose-pink faux-fur sofa on a large, round grey area rug makes the room all the more alluring. </p>

The master bedroom boasts an expansive walk-in closet with bespoke shelving, and a spa-like en-suite featuring rainfall showerhead, heated floors and a double vanity. The dedication to aesthetic harmony extends to these private quarters: the classical master bathroom with its interlaced floor tiling and custom-made Normandy shutters exudes the luxury of a boutique hotel. </p>

Throughout the home, the environmentally considerate use of local marble and expansive windows reflect a commitment to sustainable luxury. Quality and craftsmanship take centre stage, with top-tier fabrics and artisanal imported furniture. The design philosophy marries material texture, spatial scale and artistic deconstruction, resulting in a collage of elements that sing in harmony. </p>

<p>Strategic colour-hopping seen in vivid furniture set against pastel backgrounds imbues different areas with distinct personalities, allowing family members to find a bespoke nook for repose. Thoughtful decorative elements add depth and visual interest, including potted plants, vintage decorative objects, and a stunning silk tapestry. Every detail contributes to a harmonious balance of style, comfort and functionality.</p>

Spring Awakening: An expansive Taipei home envelops a family in the warmth and playful elegance of the season 


<p>In the bustling city of Manila, a serene and stunning residence stands out as a testament to the ideal blend of creativity and brutalism. The breathtaking abode is a masterclass in combining style, comfort and functionality. Materials are simple and essential, the colour scheme is boldly black and white, and the mood minimalist.</p>

<p>Brutalist interior design is characterised by its untreated concrete, angular lines and stark aesthetic, and this house in Manila follows a similar expression of functionality while embracing a raw beauty. The built area of about 2,200 square feet sits on a 4,000-square-foot lot in Afpovai, an upcoming neighbourhood close to Bonifacio Global City.&nbsp;</p>

<p>Natural materials like wood, stone and plants are often incorporated within modern brutalist interiors to balance the coldness of concrete and metal, and this can be seen throughout the spacious residence. These textural contrasts add depth and visual interest, creating a warmer and cosier feel.&nbsp;</p>

<p>Conceived as a sanctuary for a couple to enjoy after retirement, it was designed by Ivy Almario of Atelier Almario, an award-winning interior design firm known for its distinctive style. The designer’s philosophy is centred around creating spaces that resonate with her clients’ personalities and lifestyles. In this instance, their love of shutters features throughout the house, dividing the anteroom, bedroom and living room while maintaining a sense of intimacy and unity.</p>

<p>As you step into this airy retreat, you are immediately enveloped by an aura of calm, thanks to the clever use of natural ventilation and a soothing colour palette. The double-height ceiling and kamagong wood accents create a sense of drama, while the carefully curated collection of oriental artefacts adds a touch of sophistication.</p>

<p>Since the house is cocooned among other buildings, the clients requested that the designer employ efficient ventilation to remedy the otherwise stifling tropical heat. In the initial stages of the design process, it was thus decided that the first floor would be wrapped by a lanai (open-sided verandah). Their preference for louvre windows also upgraded the space. Landscape design was thoughtfully implemented with the plantation of citronella to control mosquitoes. Essentially, the home was designed to be a solution to the challenges of the site.&nbsp;</p>

<p>The most striking feature is the inclusion of plentiful plants, vines and even a tree inside the house, hinting that the owners have a green thumb. This blends nature with the indoors and makes the living spaces fresher and more inviting. Another distinctive element is the tall metal racks that serve as storage space rather than built-in cabinets or shelves.&nbsp;</p>

<p>Metal is used throughout the house whether in railings for the staircase and landing or the living-room furniture. Here, the L-shaped sofa matches the coffee table in its sleek metal-frame design. Both furniture and upholstery embody the residence’s dark-hued theme. A large, round mirror transforms the staircase wall into a feature wall and accentuates the scale of the room. </p>

<p>In terms of paint and colour, a skim coat is used on the outside concrete, while the inner walls are painted white and offset by a plethora of black. Timber tiles were used on the floor to soften the appearance of the large, vertical-slatted windows. The abundance of natural light alleviates the rugged textures, creating a sense of warmth and comfort.</p>

<p>Ample natural light also pours in through the shutters of the master bedroom, which becomes a tranquil oasis. The use of luxe fabrics and neutral colours adds to the calming ambience; it is easy to imagine yourself relaxing in this peaceful haven. The walk-in closet has a dressing table and full-length mirrors opposite the wardrobes.&nbsp;</p>

<p>The dressing area benefits from abundant natural light as well. The en-suite bathroom is divided into two sections by a sliding door: an indoor washing area and an outdoor bathing area. This affords the owners the luxury to bathe under the open sky since the compound’s high concrete walls maintain their privacy.</p>

Brutal Beauty: Stark modernism is softened by nature – including an indoor tree – in this tranquil Manila house 


<p>San Francisco is known for its eclectic mix of residential architecture, from Victorian-era homes to modern high- rises. Among the city’s diverse array of living spaces, one home stands out, in terms of both distance and mood. Situated away from the urban noise, overlooking redwood trees with peaks beyond, its design pays homage to the beauty of the surrounding landscape while embracing a laid-back, cosy atmosphere.</p>

<p>Dubbed ‘Golden Villa’ by its interior designer, Yana Prydalna, the house perfectly encapsulates her signature rustic style. The colour palette is an artistic conception of autumn’s golden breath. Ukrainian-born, Sacramento-based Prydalna is inspired by nature and the depth and texture of natural materials, devising concepts that encompass wabi-sabi, modernism and minimalism.</p>

<p>Full of exposed concrete walls, wooden beams, and an abundance of natural light beaming through large windows, Golden Villa is actually a converted warehouse. The young couple who own it moved here to escape fast- paced city life, desiring a home that felt warm and inviting while reflecting their love for the great outdoors.</p>

<p>A large, airy living area greets visitors entering the home and serves as its focal point. A large white modular sofa reclines around a reclaimed wood coffee table, forming a comfy space that can be arranged in different sitting configurations depending on the occasion. At its centre, the irregular, round- edged low table is a talking point – it has a raw texture and is propped up by spheres.</p>

<p>The double-height living space is a wonderful blend of light colour and warm wood. The strong industrial vibe of the concrete walls is softened by the beams high overhead that instils charm and character. It is these triangulated timber trusses, in particular, which transform the whole space.</p>

<p>Everything about the décor here is impressively distinctive yet very simple. Huge pots placed on a ledge just below the rafters serve as unconventional artworks. Down low, another ledge holds ceramic objects of various sizes and is raised from the floor by an artistic arrangement of logs.</p>

<p>Straight, clean lines are softened by bohemian touches of wicker and jute in a wonderful combination of cool and warm materials. Pretty plates and woven table mats are displayed on the walls. Polished concrete, decorative plaster, natural textiles, wood and wicker harmonise with the earthy tones of the outside environment, creating an ambience that is both natural and contemporary.</p>

<p>An open-concept kitchen and dining area is located just off the living room, making it easy for the couple to entertain guests while preparing meals. The kitchen features custom- made shelves crafted from reclaimed wood, a farmhouse sink and a butcher-block island that also serves as a dining table with circular wooden- topped bar stools on one side. Huge wicker pendant lights add to the warm, natural vibe. A wide window along the back wall affords views of the forest.</p>

<p>Moving onto the bedroom, the designer wanted to create a serene, relaxing space that would help the owners unwind after a long day at work. Built- in wooden closets with ribbed-glass doors flank a desk, where a computer brings the modern world into a rural setting.</p>

<p>The bedroom walls are painted in an earth tone, picking out one of the colours of the throw pillows on the bed. Adorned with a plush duvet, the bed rests on a large, round jute rug. This rustic charm spreads to an oversized wicker lamp hanging down at one side of the bed and an artisanal blanket laid across a wicker chair. A sleek wooden ceiling fan and angle floor lamp have a more modern feel. This is a bright room during the day – a wall of windows doubles as a door out to the stone patio, where a pool allows for a dip amid a classic American pioneer scene of woodland and mountains.</p>

<p>The couple’s bathroom is the most unique space in the home, with concrete slabs serving as minimalist fixtures. Reflecting the view from the window opposite, two door-sized, wooden- framed mirrors behind a twin vanity give the illusion of opening the room to the outside world. In the absence of bathroom cabinets, a long wooden shelf gives a place for toiletries. The bathtub is hewn from concrete and pampas grass placed in one corner brings feathery greenery inside.</p>

American Dream: Exposed concrete and reclaimed wood bring a rustic modern warmth to a cool Californian home


<p>Overlooking the beautiful Sydney skyline and adjacent to the harbourside suburb of Woolloomooloo is this Darlinghurst apartment, an epitome of elegance and sophistication. It is located in a historic neighbourhood that has been revitalised, and likewise, this home is situated in a redeveloped period building.</p>

<p>The original layout of the flat was stripped and rebuilt to create a more open and contemporary flow, with outdated features replaced and rich colour and texture implemented throughout. The makeover, envisioned by Sydney-based Kaiko Design Interiors, reveals a practical and inviting space, reflecting the taste and needs of the homeowner who does enjoy entertaining but most of all seeks serenity.</p>

<p>A keen eye for detail and a commitment to excellence are evident throughout this stylish and functional haven. A key aim of the new layout was to transition from the buzz of the city into a home that provides a peaceful escape from its surroundings. This is achieved through the use of colour – darker, warmer hues dress the walls, floors and upholstery in a departure from the minimalistic approach of many of today’s living spaces, instilling a cosy, welcoming mood.</p>

<p>In addition, repeated lines and grooves were implemented in response to the building’s architecture, where external louvres of the façade cast dynamic shadows at different times of the day. These patterns are echoed throughout the apartment, becoming an essential design theme rather than just an occasional feature. They are reflected in the joinery, the wallpaper and the rugs and cushions.</p>

<p>The living room appears more spacious than its true size since a pair of glass walls frame the wide window that stretches along the top half of the far wall. This expanse of glass offers panoramic views of the neighbourhood that are revealed slowly as you move into the room, part of the deliberate gradual move from the peaceful inner sanctuary to energetic outside life. A spacious balcony adjoining the living area serves as an extension of the space and maximises its natural light.</p>

<p>Venetian blinds rather than curtains at the windows also lend brightness to the space, despite the plethora of dark colours. A large sectional sofa rests in the middle of the lounge, while the apertures serve as a backdrop for the sitting area. In a dynamic touch, a white checkered rug complements the dark wooden floor.</p>

<p>A fireplace and other concealed elements throughout the apartment bring a sense of luxury and subtle comfort. A bold emerald-green artwork on top of the fireplace gives the illusion of a large crumpled piece of paper and serves as a focal point upon entering the apartment. The open kitchen on one side of the living area continues the essential design statement of blending dark colours with natural tones. Here, marble slabs with prominent veining in cloud-like patterns create a mood that is both intimate and dramatic.</p>

<p>The solid-wood dining table is positioned in front of a large abstract painting, so the two contrasting pieces appear like an interesting installation. The metallic tones of two lustre lights hang low above the table, not only providing light for evening meals but also making the ceiling look higher and compensating for the absence of dropped ceilings in the flat.</p>

<p>The main bedroom is a dynamic space in which different things catch one’s attention each time you move through it. It extends into the balcony through a glass wall, which lets in abundant light or can be closed off entirely by a row of bronze curtains. This dark hue with a touch of shimmer matches the rich gleam of a colour palette spanning brown, cream and dark grey.</p>

<p>Ingrained with subtle swirls, the wallpaper behind the padded bed headboard adds layering and texture, and this motif is picked up on the floor by a decorative custom-made rug. The harmony of colour and texture offers a sense of immersion, which plays back to the designer’s original vision of creating a refuge from the city.</p>

<p>The doors of each room, including the bathroom, are as high as the wall, creating a sense of grandeur in this relatively small space.</p>

Sydney Sanctuary: Rich veins of colour bring modern warmth and serenity to a remodelled Darlinghurst flat


<p>Almost everyone, regardless of wealth or social standing, imagines themselves retiring to a genuinely unique location—a sumptuous haven where their years of hard work will be amply repaid. One lucky Hong Kong couple feels that the peace of their retirement years is nearly certain now that they own a luxurious flat in Kowloon Tong’s Pearl Court complex, even though for many it may still remain an elusive paradise. Not to be outdone, though, they have also enlisted the help of two of the top interior designers in the area, Alain Wong and Ada Cheung of Comodo Interior and Furniture Design, to make sure their retirement getaway lives up to their high standards in every manner.</p>

<p>The architectural requirement was to create a place that was a combination of luxury house, gallery, and secure storage because the newly retired owners were eager to dedicate their time to their growing fine art collection. To achieve this, the design team decided to leave a large corridor between the bedrooms and study and the public areas, especially the living and dining room. This gave them the extra wall space they needed to properly appreciate their prized acquisitions.</p>

<p>As well as display areas, these art collectors also required ready access to secure storage. While the price paid for this was the loss of a guest room, the integration of automated shelving and retrieving facilities were all but essential given the residents’ advanced years.</p>

<p>In another bold move, the designers converted part of the existing living room into a second bedroom. Not only did this create a cosier communal space, it also allowed a number of structural supports to be discreetly recessed as part of the feature-fitted wardrobes.</p>

<p>The intelligent placement of light-wood furniture and the tasteful use of light-colored wall veneers effectively allayed any worries that the reduced living room area would appear small. The large balcony doors also helped to alleviate any unwelcome feeling of excessive congestion by letting plenty of natural light into this cozy shared area.</p>

<p>Wherever possible, the designers also took full advantage of any pre-existing nooks and recesses, typically bedecking them with shelving or display spaces as a way of optimising the number of show points for the owners’ many artworks and literary resources. As a result, even the dining area features a prominent display cabinet, complete with a bench where visitors can perch on as they admire the items on show.</p>

<p>Moving on to the bedrooms – in the specified separate his-and-hers varieties – the focus is solely on comfort. The headboards in each bedroom are finished in veneer and light grey fabric, creating a rich, warm restive ambience. A more elegant touch, meanwhile, comes courtesy of the wood-textured wallpaper, replete with bronze and steel detailing.</p>

<p>The study room, by contrast, is notably more frugal, with its minimalistic aesthetics allowing the space to truly breathe. It does, however, contain artfully hidden resources, with a folding guest bed tucked away within an apparently nonchalant storage space.</p>

<p>The bathrooms also adopt this simple style. Even with their sophisticated overtures (see the marble countertops and large bathtub), these rooms are clearly designed with the needs of their post-retirement occupants in mind. Bright lighting options and carefully placed support bars are used in this fashion, but their usefulness is never allowed to overpower the subtle curves of the rooms.</p>

Tall windows permit natural light to flood in and provide stunning vistas to those chilling within; a balcony lets residents get even closer to the outside spectacle.</p>

Facing the beds is a feature wall with a widescreen television for the girls to relish movie nights in their beds. Pink headboards and bright colours give the room a hint of feminine energy, and the same colour palette can be seen in their bathroom.</p>

<p>Adjacent to the lounge is a dining area that is partially hidden behind a wooden wall creatively cut into sharp shapes. The long dark grey dining table is embellished above with two giant glass chandeliers whose geometric design reflects the interior’s primary theme. At the other end of the living space, a wooden wall acts as a partition to frame a bar and cosy den.</p>

<p>The bright yellow bar counter is the focal point within this darkened area, and it is offset by an array of niches in the walls which display wine bottles. A plum-coloured sofa sits opposite two large ottomans with a glass table in between, making it a perfect place to unwind at night with a drink or two. The kitchen is kept simple with all-white cabinets and gleaming marble walls.</p>

This vibrant greenery adds life and freshness, while also promoting a natural atmosphere conducive to relaxation and well-being. Furthermore, carefully placed ambient lighting fixtures accentuate the wooden textures, creating a homey, welcoming vibe once the sun sets.</p>

<p>The master suite is spacious – its ample proportions would not seem out of place in a palace – yet an abundance of earthy tones spanning the upholstery, walls and floor make it seem invitingly snug. <p>Walls have indentations that not only work as storage space but also enhance the attractiveness of the décor. A study table sits on one side, while casually displayed artworks on the other provide lively colour and contemplation. The vastness of the bedroom allows freedom to change the layout as one likes to add variety to luxurious living, while the splendid white ensuite bathroom with its hillside views would cheer the spirits on the bleakest of mornings.</p>


Wonder in the Woods: A Happy Valley home embraces nature with wooden walls imbuing warmth, depth and feeling

<p>While Hong Kong is by no means in short supply of ultra-luxurious hotels and residences, we&#8217;re of the opinion that it never hurts to add just one more – and that&#8217;s exactly what Adrian Cheng has done with with the&nbsp; launches of the <a href="//www.gafencushop.com/rosewood-residences-hong-kong/"><span style="text-decoration: underline;">Rosewood Hong Kong</span></a>, K11 Atelier, K11 Artus and, most recently, K11 Musea.</p>
<p>Indeed, the days of the Holt&#8217;s Wharf occupying the edge of Tsim Sha Tsui has long since past, as the Victoria Dockside project is transforming the area into a district of art and culture – a peak destination for cosmopolitan retail, dining and just about everything one could ask for.</p>

<p>The 287 ultra-private luxury residences have set a new global standard for modern hospitality, as K11 Artus provides guests with a building filled with passion, culture and lifestyle elements of art and design. Combining the English word of Art with the Latin term Domus – meaning home – ARTUS redefines what the Artisanal Home means. Conserving Chinese crafts that date back to the Ming and Qing dynasties, the group works with Chinese craftsmen to afford these ancient craftsmanship skills with a new, modern platform.</p>
<p>Occupying the 10th and 11th floors is the Social Salon, a 1,500sq.m cultural hub, which gives space for residents to study, relax and entertain. Dining areas, a yoga studio, outdoor pool and terrace can all be accessed from this area.</p>

<p>Designed by award-winning British interior designer and entrepreneur Fiona Barratt-Campbell, and her studio, Fiona Barratt Interiors have created a penthouse within K11 Artus that occupies 3,703sq.ft and brings with it a touch of the English countryside and the magnanimous history of Rome.</p>
<p>Nearly every piece of furniture and lighting found within Barratt-Campbell&#8217;s penthouse has been crafted inher bespoke London studio <strong>FBC London</strong>, which predominately outsources from the UK. Armour chairs can be found within the bedroom, while a double-sided fireplace takes place of pride between the dining and living rooms. Our favourite room of all, however, is undoubtedly the master bathroom, as it features handcrafted vanities, stoneware and a shower / tub space that offers all the comforts of a luxury spa.</p>

<p>Meanwhile, renowned interior designer Joyce Wang and her studio Joyce Wang Studio have laid out a 3,464sq.ft three-bedroom penthouse which gives its occupants a space defined by modernist and monochromatic architectural elements, including touches of metal and colour to balance the bold yet light interiors.</p>
<p>The most striking aspect of the penthouse is its panoramic balcony that overlooks the Hong Kong skyline, including both the Kowloon and Hong Kong Island sides. Each bedroom comes with its own unique colour palette inspired by the elements of earth, air and water, while warm tones dominate the raised dining suite with an open kitchen. The area within the kitchen all but guarantees take-out is never needed as it offers a cooking space many could only dream of. The living room extends the feeling of fervour as an over-sized bookcase filled with cultural literature, collectible objects d&#8217;arts and hanging plants boldly separates it from the dining area.</p>

Step Inside the K11 Artus Ultra-Luxe Penthouses and Serviced Apartments

<p class="p1">London has long&nbsp;been seen as a place of lofty drama, whether depicted&nbsp;in the towering theatrical works of Shakespeare or&nbsp;as the most recent setting for the unintentionally&nbsp;hilarious high-jinks that have surrounded the ongoing&nbsp;Brexit debacle. It is only fitting then that this ancient&nbsp;capital has added another feature to its illustrious cap&nbsp;with a bold new addition to its unmistakable skyline –&nbsp;the 33-storey-high <a href="//www.gafencushop.com/tag/one-crown-place/"><span style="text-decoration: underline;">One Crown Place</span></a>.</p>

<p class="p1">Set just south of the city’s financial district, this&nbsp;new luxury housing complex is only a few minutes&nbsp;from Liverpool Street Station, one of the capital’s&nbsp;busiest travel interchanges, with the bristling&nbsp;neighbourhoods of Shoreditch and Old Street&nbsp;both falling within its lengthy shadow. Opting for&nbsp;a bold and striking old-meets-new approach, the&nbsp;development’s twin towers comprise 246 residential&nbsp;apartments, six 15,500sq.m floors of premium&nbsp;office space, a signature array of high-end ground&nbsp;floor retail spaces, a boutique hotel and an exclusive&nbsp;residents-only, luxuriously-furnished club.</p>
<p class="p1">In order to ensure the development is suitably&nbsp;regal, architectural duties were outsourced to <a href="https://www.kpf.com/"><span style="text-decoration: underline;">KPF</span></a>,&nbsp;a visionary London- and New York-based firm with a&nbsp;portfolio of premium projects stretching from São&nbsp;Paulo to Shanghai. Once on board, the company’s&nbsp;resident residential geniuses set about drafting plans&nbsp;for a building that would embody both the historic&nbsp;grandeur of its setting and stand as a stark reminder&nbsp;that this is one city that would never shy from&nbsp;welcoming in the future.</p>

<p class="p1">After road-testing more than a hundred construction&nbsp;concepts, KPF ultimately settled on the now-familiar&nbsp;prismesque silhouette. This, they believed, would optimise the&nbsp;outlook for each of the tower’s tenants, while ensuring as much&nbsp;natural light as possible filtered into every spacious apartment.</p>
<p class="p1">In accordance with the over-archingly modern design&nbsp;ethic, the interiors of each high-mounted living space have&nbsp;been designed to be warm, welcoming and bright, while giving a&nbsp;knowing nod in the direction of the area’s industrial heritage. In line with this, its oak herringbone floors are a fetching homage&nbsp;to the many Georgian terraces that line the nearby streets.</p>

<p class="p1">The building’s fore fronting of natural light, meanwhile,&nbsp;reaches its apotheosis in the sundry kitchen spaces, the true&nbsp;focal point of each residence. This sees glass-fronted cabinets&nbsp;diffuse the outside light throughout the interior, while the finely engineered&nbsp;stonework within adds notes of inherent orderliness.</p>
<p class="p1">Elegantly-fashioned sliding glass doors, meanwhile, act as&nbsp;bespoke barriers between the kitchen and dining spaces, giving&nbsp;owners the option of dividing or uniting their personal territory&nbsp;as they see fit. As befits such an alluring outlook, floor-to ceiling&nbsp;windows ensure sweeping views of the city below.</p>

All of this, though, is but an&nbsp;entrée for the stunning undermounted bathtub – truly a space&nbsp;to preen as you clean.</p>
<p class="p1">Proceeding boudoirwards, each&nbsp;chamber is blessed with the last word&nbsp;in contemporary wardrobing, courtesy&nbsp;of the fine fittings sourced from <a href="https://www.bebitalia.com/en"><span style="text-decoration: underline;">B&amp;B&nbsp;Italia</span></a>, the Milan-based manufacturer&nbsp;seen as one of the prime purveyors of&nbsp;high-end European furniture. Meanwhile,&nbsp;flexible and striking illumination comes&nbsp;courtesy of a series of ergonomically suspended&nbsp;lights immediately above the&nbsp;dedicated sleep space.</p>

<p class="p1">Promoted as a virtual extension&nbsp;of each personal residential unit, the&nbsp;seventh floor of the development has&nbsp;been reserved as a shared interchange&nbsp;space, allowing tower-dwellers to mingle and meet when so minded. Fostering the&nbsp;building’s incipient sense of community, it is&nbsp;also home to a state-of-the-art gym, an in house&nbsp;theatre and an extended dining room,&nbsp;bookable for when you just have too many&nbsp;peckish friends popping by.</p>
<p class="p1">One Crown Place’s crowning glory,&nbsp;though, is indubitably its exterior terrace,&nbsp;a dedicated al fresco area where residents&nbsp;immerse themselves in a full-on floral&nbsp;experience well above London’s often less&nbsp;clement thoroughfares. ‘Be in the city, but&nbsp;not of the city’ is surely as apt a maxim&nbsp;as you’re likely to find for this true mid metropolitan&nbsp;marvel.</p>

Crowning Jewel: London’s pied-à-terre One Crown Place

<p class="p1">&#8220;Ultima” is just a little short of ultimate, which makes it&nbsp;pretty much the perfect name for one of Ho Man Tin’s&nbsp;finest home complexes. Completed just three years ago,&nbsp;this sept-colonnaded residential block is family friendly&nbsp;to the nth and superbly positioned.</p>
<p class="p1">To the southeast, the development has truly splendid&nbsp;sea views out across both Kai Tak and Lei Yue Mun,&nbsp;while, in strict contrast, the southwest offers panoramic&nbsp;oversight of the urban sprawl that is Central / Wan Chai,&nbsp;with such international landmarks as the International&nbsp;Finance Centre and the International Commercial Centre&nbsp;clearly discernible. Given its geographical advantages&nbsp;and peerless connections, it’s small wonder that, last&nbsp;year, the complex also became home to the most&nbsp;expensive (per sq.m) parking space in the whole of Asia.</p>

<p class="p1">This accolade came about when a second-floor&nbsp;parking space within the complex changed hands for&nbsp;HK$6 million (US$770,000). The space was sold on&nbsp;the second-hand market for 12 times its original price&nbsp;(HK$500,000) and easily outstrips the price paid for&nbsp;the previous record-holder – an 8.2sq.m space in Sai&nbsp;Ying Pun that had earlier fetched HK$5.18 million.</p>
<p class="p1">Despite being set in such a salubrious location,&nbsp;when one particular family chose to relocate to Ultima,&nbsp;not everything – initially at least – was entirely to their&nbsp;satisfaction. Indeed, when Zill Li – a husband and father&nbsp;to two kids – first settled upon one of the development’s&nbsp;larger apartments, he liked pretty much everything,&nbsp;except some aspects of the interior design, preferring&nbsp;a “more connected style” for what was destined to&nbsp;become the long-term family home.</p>

<p class="p1">Realising the family needed a design team that&nbsp;shared its vision of just how the apartment could be&nbsp;judiciously reinvented, Li threw the net wide, determined&nbsp;to only work with a business he felt was truly simpatico.&nbsp;In the end, that search took him right to the doorstep&nbsp;of <a href="https://www.cliftonleungdesignworkshop.com/">Clifton Leung Design Workshop</a>, an award-winning&nbsp;Hong-Kong based specialist in interior decor.</p>
<p class="p1">Renowned for his ability to seamlessly fuse&nbsp;the functional and the stylish, the challenge for&nbsp;Clifton Leung, the eponymous founder of the&nbsp;design consultancy, was to reinvent the space as a&nbsp;commodious-enough environment for the day-to-day&nbsp;living of a family of four, while also ensuring there was&nbsp;enough storage space for their current and future&nbsp;needs. It was a challenge he savoured, saying: “I prefer&nbsp;to work within smaller spaces. It’s where I can really be&nbsp;challenged and where I can have more fun.”</p>

<p class="p1">Designed to be a home away from home – with the&nbsp;family spending much of its time on the mainland – the&nbsp;brief was to create an apartment that had a hotel-like&nbsp;ambience – both modern and minimalist &nbsp;in style – while&nbsp;remaining warm and welcoming. Another requirement&nbsp;that needed factoring in was the family’s love of art,&nbsp;particularly as they owned a highly-valuable collection of &nbsp;their own, which they were keen to display and immerse&nbsp;themselves in on a day-to-day basis.</p>
<p class="p1">Thankfully, the design team proved capable of taking&nbsp;all of these requirements in its stride. The success of the&nbsp;minimalist approach, for instance, is now clearly apparent as&nbsp;soon as you set foot in the dining or the living rooms. With the physical barriers between these hub spaces eliminated,&nbsp;natural light flows between the two, while their open-ended&nbsp;continuity embodies both free-ranging warmth and room to&nbsp;flourish and indulge.</p>

<p class="p1">The sheer capaciousness of this co-joined space makes&nbsp;it ideal for forefronting cherished artworks, allowing them&nbsp;to be suitably venerated without being obliged to jostle&nbsp;for wall real estate with consumer electronics items.&nbsp;Maximising the impact yet more, the family’s primary TV&nbsp;set has been recessed at ceiling level, with an adjunct&nbsp;projection facility allowing for programming to be viewed&nbsp;on a discreet drop-down screen.</p>
<p class="p1">The same love of flow-through space that characterises the dining /&nbsp;living area is again in evidence in the master bedroom, where a one-time&nbsp;dividing wall with the study has been dispensed with and succeeded by&nbsp;a slidable portal. This acts to unite the two spaces in both function and&nbsp;feel, while opening the area up to all family members.</p>

<p class="p1">The same sense of spatial fluidity – although here mixed with a&nbsp;welcome playfulness – is again on show in the bespoke bedrooms&nbsp;created for the junior family members. Embodying a beguiling, covert&nbsp;clubhouse motif, the entrance to these particular sleeping spaces are&nbsp;secreted behind an unassuming cupboard fascia in the central living&nbsp;room. It’s a fine conceit with which to capture the affection of the&nbsp;younger householders.</p>
<p class="p1">The love and loyalty of the more senior stakeholders have, of course,&nbsp;already been secured by the myriad of subtle touches and knowing&nbsp;affectations that have made this transformation so satisfyingly complete&nbsp;and so completely satisfying.</p>
