<p>Modular furniture crafted from natural materials adorns the living area and allows for a flexible layout. The feature wall behind the TV has display shelves for art pieces and wooden cabinets for storage. Bronze lines running vertically along the back wall give a delicate layering to the dining area.</p>

<p>Parallel to the dining table, the designer has added an open bar area, with a wooden counter and high stools. It delineates the open kitchen equipped with spacious cabinets and attractive appliances that make preparing meals an enjoyable experience. Dressed in white and touched with marble, this area is coherent with the living and dining spaces.</p>

<p>A former bedroom on this floor has been transformed into a multifunctional space by adding an upper level. The double-level design provides an area for entertaining and shared family activities below, and a guest bedroom with a private bathroom above, accessed by an internal flight of steps. It is another versatile feature of a home unhindered by boundaries.</p>

<p>The staircase from the lounge that leads up to the more private second storey of the penthouse blends harmoniously with the interior by disappearing into the wall after the first landing. An earthy colour scheme distinguishes the master bedroom. The bronze lines of the dining area reappear, etching the wall behind the bed, while the grey fabric wallpaper provides texture. The bed faces an expansive window that affords stirring views of the urban outdoors.</p>

Seamless Serenity: Open concept, dual layers, expansive views – this redesigned Kowloon peninsula penthouse is top draw


<p>It is no less than a wonder to create a calm sanctuary amidst one of the most buzzing neighbourhoods of Macau. A luxury apartment in Sky Oasis, just south of the Cotai Strip, achieves this ideal. Envisioned and executed by award-winning Hong Kong-based firm Max Lam Designs, it inspires an inward journey of peace and contemplation.</p>

<p>The location of the property is, first and foremost, ideal for occupiers who are looking for a break away from the bustling casino life that Macau is known for.</p>

<p>The interiors span a generous 3,000 square feet and embrace an oriental theme. Nature’s influence is evident in the different textures of stone, pebbles, granite and wood. The hues and colours used to realise these Eastern aesthetics are also evocative of nature.</p>

<p>An aura of tranquillity is apparent upon setting foot in the residence. Delicate floral accents punctuate the foyer, where a large vase elegantly sits in a recess embellished with wooden slats, and soft lighting emphasises the contrasting wall finishes. A gold-thread painting by sculptor Raymond Pang is displayed by the entrance, across from an ink piece by San Chiu Yan – two of a handful of artworks specially commissioned by the design team for this project.</p>

<p>Expanses of warm, light-coloured wood and trellis structures feature throughout a striking décor, in which minimalism is balanced by intricate details for a modern-luxury take on traditional Japanese interior architecture. The monotony of the wooden walls, floors and ceilings is broken by the varying tones of the finishes, each casting different reflections of light from the same source.</p>

<p>Nature comes to the centre of the living room in a light-grey branch-patterned rug, alongside a sober sofa and two coffee tables with stone tops. The orange-tan leather seats of two armchairs with wooden frames and arms bring shots of colour to the neutral palette. At the end of the room, balcony doors open to a cosy space where a swing provides the perfect vantage point for watching the night lights of Macau.</p>

<p>In the dining area, an installation of decorative wooden planks cocoons an unconventional dining table – a wooden bench flanked by a mix of wooden stools and sleek leather-upholstered chairs. Two large spherical lunar-like lamps hang above, allowing the family to enjoy well-lit meals. Framed calligraphy set at ground level provides artistic food for thought.</p>

<p>On the opposite side of the room stands a stone-topped, metal-framed bar counter. Illumination from underneath the bar’s wood-block base and the shelving unit behind it emits a soft, moody glow, the perfect ambience for a drink or two before dinner.</p>

<p>A semi-open area adjacent to the master bedroom has been converted into a beautiful tea room replete with Chinese ink paintings and delicate teaware. The lack of windows in this part of the residence was a major design challenge neatly solved by creating this serene breathing space. The tatami floor cushions, low table and sliding door of the tea cabinet give it the feel of a true Japanese home.</p>

<p>The master bedroom is enchantingly illuminated by indirect lighting that precisely traces the ceiling. A stone-feature wall, sakura-patterned wooden screens and a bespoke Art Deco-style vanity table are harmonious manifestations of understated elegance.</p>

<p>Similarly, two further bedrooms are visions of naturalistic refinement, with minimal furnishing and light design throughout. The craftsmanship of the wooden floors, walls and fittings is outstanding, effortlessly following the natural patterns of the grain. In one room, the headboard of the bed is a huge, accentuated wooden circle edged with light that appears like a sacred halo.</p>

Ingrained Elegancy: Wood flows throughout this idyllic apartment in Coloane, Macau, where modern luxury meets Japanese serenity

<p>During her formative years in the Netherlands, Joanne Tang was admittedly shy and retiring, so it was surprising to friends and family when aged 16, she plumped for a course in hotel management that normally attracts bubbly, outgoing souls.</p>

<p>But now, looking back on more than 20 successful years in the luxury hotel industry from her vantage point as CEO of Infinite Luxury Group, the marketing and branding enterprise she founded in 2010, she knows her career choice was spot on.</p>

<p>Her family background did play its part, though. “My family owned restaurants in the Netherlands and Germany, so I grew up with the hospitality industry around me every day,” says Tang, speaking over lunch at the East Hong Kong hotel in Taikoo Shing, where she is staying during a business trip to the city. “Growing up in the Netherlands, I was exposed to both the outgoing, direct Dutch mentality and the humble, hardworking Hong Kong Chinese approach. This dual cultural background has shaped my personality and allowed me to understand and appreciate different cultures.”</p>



<h3 class="wp-block-heading">Multiple Dutch</h3>

<p>Amsterdam is famously cosmopolitan and diverse, a grounding that enabled Tang to be more receptive to differences in business and life in general. She also learnt multiple languages – Chinese, Dutch, English, French and German – another undoubted asset for her globe-trotting future.</p>

<p>At a hotel management school in the Netherlands, she developed her social skills and professional knowledge, igniting a passion to explore the world and pursue an international hotelier career. Graduating in 2000, she moved to Hong Kong and began working for major hotel chains, at first at the front desk, greeting new arrivals and thriving on interaction with guests from all around the globe. She then moved into sales and marketing.</p>

<p>Employed by the Shangri-La, Mandarin Oriental and then The Ritz-Carlton, she developed a deep passion for the luxury sector. “I gained invaluable experience in understanding the unique positioning and messaging of each hotel group and property,” she says reflectively, betraying every inch the persona of a confident, successful businessperson.</p>



<h3 class="wp-block-heading">Crisis banishment</h3>



<p>One of her biggest challenges was opening a new hotel for The Ritz-Carlton in Krabi, Thailand, during the 2007-2008 economic downturn, a project that spearheaded the group’s Reserve collection of high-end resorts in exotic locations. “We did that all the way during the financial crisis, and at the end the hotel opened very successfully as well,” she notes.</p>

<p>The crisis prompted hotels worldwide to diversify and explore new potential markets like Asia. It was a turning point too, for Tang, as this greater interest in Asian markets was vital for the success of her embryonic company. From the outset, Infinite Luxury Group gained and built upon a good reputation in the industry, and business blossomed by word of mouth. “We were fortunate to work with some amazing luxury hotels from the beginning and then it snowballed,” says Tang. In the 13 years since its inception, she has marketed more than 350 hotels and brands in Asia.</p>



<h3 class="wp-block-heading">Limitless lifestyle</h3>

<p>Asked about the values of her company (infiniteluxurygroup.com), Tang responds by evoking a lifestyle choice: “The ethos of Infinite Luxury Group is to introduce luxury hotels and unique travel experiences to the Asian traveller. We believe in a lifestyle without boundaries, where discerning travellers can indulge in luxurious and unforgettable journeys.”</p>

<p>The success of her enterprise and her long list of clients reflect the expertise she offers. “One of the most rewarding experiences is seeing a hotel become successful, gaining recognition, and attracting bookings,” she says.</p>

<p>“Another success story is when a hotel partner decides to handle the marketing themselves for a while, but then realises the value of our expertise and returns to work with us again.”</p>



<h3 class="wp-block-heading">Asian journey</h3>



<p>In-depth knowledge of the Asian market and all its diversity has been integral to her company’s achievements. She believes it is a mistake to assume the same strategies employed elsewhere will automatically work for Asian markets.</p>

<p>“The Asian market is incredibly diverse, and it requires a deep understanding of each sub-market, its cultural nuances and consumer preferences,” she opines. “These considerations are even more important in the China market.”</p>

<p>Experiences of wealth Over the years, Tang has seen noticeable behavioural changes in high-net-worth (HNW) individuals, who are now seeking new and unique experiences having already indulged in what has become a run-of-the-mill luxury. The industry has had to focus on providing personalised experiences. Catering to the evolving needs and desires of the modern, discerning traveller does not necessarily mean greater extravagance, she insists. “It can involve bringing them closer to nature, such as wildlife safaris, remote camping in the desert, or tailored trips that delve into history and culture, like an immersive journey. Providing memorable and personalised experiences is key in meeting the expectations of these clients.”</p>

<p>She says establishing deep and long-lasting relationships with HNW clients can be challenging for luxury brands due to the high level of competition and the dynamic nature of these individuals for whom money is no object. She believes powerful brands are those creating extraordinary experiences by carefully crafting an atmosphere of exclusivity, unmatched service and personalised moments. “And then aiming to captivate the clientele and consistently surpass their expectations,” she adds.</p>

<p>Tang has noticed a definite period of postCovid ‘revenge tourism’, as if luxury travellers are trying to make up for lost time. She herself is not immune from this desire; her enviable jet-setting lifestyle sees her pack in an endless stream of exotic locations. One of her great pleasures is to rise before dawn to take in the beautiful sunrise in some far-flung destination.</p>

<p>The nature-lover also sees a focus on sustainability amongst luxury hotel brands of late, in some cases as a matter of self-interest. “Many hotels understand that if we do not do anything to promote sustainability part, it is not going anywhere positive,” she says.</p>



<h3 class="wp-block-heading">Bridging cultures</h3>



<p>Tang’s company is now based in Shanghai with several offices around Asia, and she is confident the luxury sector will continue to thrive in the future. It is her strong opinion that luxury travel can act as a bridge between cultures. “Luxury brands often have a global reach, and they can act as ambassadors of cultural exchange and appreciation,” she says. “Furthermore, luxury experiences and travel can expose individuals to different cultures, traditions and perspectives, promoting tolerance and appreciation for diversity.”</p>

An Italian Celebration:  Vela Casa opens its new 3000 sq ft showroom in Wan Chai

<p>While some prefer their dwelling to be an ostentatious statement of wealth and power, others prefer a more subtle form of indulgence. An exemplary example is this Tai Tam home, spanning 2000 exquisite sq ft within the Pacific View residential complex. Home to a family of four, the brief here was to evoke an understated sense of luxury, taking on more pared back features and toned-down hues to highlight the joy of simplicity, comfort and the intimacy of a convivial space.</p>

<p>Key to transforming the space into a cosy family abode, was designing with comfort and functionality in mind. Given the homeowners’ background – their warm and modest personalities, coupled with a cultured taste for elegance and sophistication – Wanson Wan, director of <strong>Wams Design</strong>, chose to embody those characteristics throughout the apartment, comprising a living-cum-dining room, balcony, laundry room, and four spacious bedrooms.</p>
<p>“The homeowners”, Wan said, “wanted a space that was classy. Something that resembled a hotel suite, but not too lavish in style either. Special attention was given particularly to their two children’s rooms, while the kitchen was also given priority to effectively layout an efficient space to cook family meals.” The result: A seamless flow of beautiful, yet functional, spaces that beckoned the family and their guests with a warm welcome each time they set foot in the home.</p>
<p><strong>Room with a View</strong></p>

Fist stepping into the main area, in place of entertainment consoles and a television as the anchor of the living space, a simple coffee table stands between the sofa and lounge chair facing a display shelf of books and art pieces – hinting at the homeowners’ preference for intimate connection. Here, the boundless views of large framed windows that stretch across the length of the apartment serves as the focal point of the area. Framed by the black boarder of the windows and spotlighted by the LED lights that line up both top and bottom edges of the windows, the serene seascape of the pristine waters of Tai Tam Bay evokes a colour-infused artwork in a gallery.</p>

<p>Reflecting the natural palette of the view outside, the bespoke rug, floral arrangement and paintings on the wall conjure up airy and almost poetic nautical ambience that was said to set the art direction of the overall design. This was achieved by carefully selecting the most ideal materials, furniture and decor from a myriad of luxury brands and a huge library of materials to sample. The living room, bathroom and hallway, for example, is fitted with a combination of top-graded stone, wood and sumptuous fabric that sets the tone throughout the home. Meanwhile, warm colours from decorative touches of artworks, floral arrangement and furnishing contrast the cooler, airy tones of the ceilings and walls. The lighting, too, was a thoughtfully added layer for depth, where décor was minimal, whether it is the pendant light above the dining table or LED lights that line the boarders of the windows and bathroom mirrors.</p>
<p><strong>Creative Space</strong></p>

Moving towards the kitchen, here is where the lady of the house spends her time cooking up recipes for the family. As a full-time mom, this space serves as a work station for all her passionate culinary creations and wondrous experimentations. Not to mention that the size of the space was considerably wide in length, instead of the typical width that most kitchens are structured in. So, Wan had given thought to the placement of each cooking equipment and tool in a layout that would afford the owners maximum efficiency to prep, cook and clean.</p>

<p>Stepping into the more intimate quarters of the home, the master en suite continues the same theme of muted luxury and airy, white-and-blue colour palette as the living space. Meanwhile, the master bathroom, complete with a bathtub and his-and-her sinks, features metallic tones and glass panels that expand the sense of spaciousness and modern charm.</p>

However, it was in the planning of the children’s bedrooms that extra attention to detail was served. Contrary to the clean lines of the main family room, the children’s chambers boast fun-filled décor, activity platforms and consoles that define the various zones for playing, reading, studying and sleeping.</p>
<p>Designed with loosely spaced furniture, open book shelves, and an easily accessible storage system for a safe, flexible and versatile area, this was deliberately done to, not only prompt the children to move and explore independently, but to also allow them to learn the responsibility of cleaning up their own personal space.</p>

<p>Situated as part of the gob-smackingly beautiful Maldives – on Noonu atoll – Velaa Private Island is a 45-minute seaplane flight from the Maldivian capital of Malé. The brainchild of Czech financier Jirí Smejc, this luxury resort and spa offers villas – many of which hover over the water – in addition to four-bedroom residences, each with a private infinity plunge pool and spa room. But the pièce de résistance is the exclusive Romantic Pool Residence – accessible only by boat and including its own al fresco dining gazebo. <p>It’s hardly surprising that eccentric-but-brilliant entrepreneur, Sir Richard Branson, would buy his own private getaway – and in 1978 that’s exactly what he did with the purchase of Necker Island. At the time uninhabited, he built it from the ground up. Nestled cosily in the Caribbean, about 100 km from Puerto Rico, this little piece of paradise has everything for the perfect luxury escape from the rat race. When Banwa Private Island was launched to much fanfare in 2019 it was hailed as the “world’s most expensive island” at US$100,000 per night. But it has recently slashed its price to the “bargain” rate of US$45,000 per night. Regardless, this most luxurious of resorts features half a dozen ocean-fronted beach villas, butler service, Jacuzzis, and infinity pools – accompanying 12 garden rooms with commanding views of the island. <p>Situated in the tropical paradise that is the Bahamas, this strip of heaven is owned by American illusionist David Copperfield – who put US$50 million of his considerable wealth to very good use indeed. Who said magic doesn’t pay? The illusionist’s resort is comprised of five expansive villas and “The Landings”. This is a spacious, amply windowed building with views to the pier and doubling as both restaurant and guest clubhouse. There’s a long communal table in the dining area, an open-air breakfast space, and a number of magic-themed touches – including vintage magic posters and a full-sized pool table that reportedly once belonged to the ultimate of all escape artists, Harry Houdini.</p>

<p>For MOS House Group’s Fiona Tsui, one person’s slip paved the way to a shining retail opportunity. While spending her days on tiles, she also prioritises giving back&#8230;</p>
<p><strong>Tell us about your upbringing.</strong><br />
I come from a relatively small family. It was just my parents, my elder brother and myself. Then my brother emigrated to the US, so it was mainly me, my dad and my mum in Hong Kong. As a kid, my dad always pushed me to do things like music and ballet, even though I wasn’t really into these activities. My parents would end up bribing me by saying “if you practise for three hours, you can get ice cream afterwards”. Since I absolutely adored ice cream, I’d suffer through the hours of playing to get my reward!</p>
<p><strong>As a child, did recall having any particular career aspirations?</strong><br />
When I was really young, I wanted to become a writer. At the time, my father was friends with famous local novelist Louis Cha Leung-yung [also known by his pen name, Jin Yong], so I think that’s how I got inspired. I dabbled in story-writing for a while, but ultimately gave it up because it was too difficult.</p>

<p><strong>How did your career unfold?</strong><br />
I had begun helping my parents with their tailoring business as a teenager, and continued to do so after graduating. Then, after I got married, my husband and I had the opportunity to invest in what would eventually become MOS House Group. The idea originally came from one of our friends, who convinced us to invest in the project. Then, suddenly and unexpectedly, this person gave up on the entire initiative without ever starting, leaving us in something of a lurch.</p>
<p>Since we had already sunk money into the business, we thought: why not give it a go ourselves? So, we both switched gears and careers and focused solely on this instead. It was a huge change for both of us, as we didn’t have any prior experience in the industry, but we made it work somehow, and we’re still going strong two decades later.</p>
<p><strong>Today, you are Executive Director at MOS House Group. How as the company grown over 20 years?</strong><br />
We started off as an overseas-manufactured tile retailer for the city, but today we serve as the seller for more than 20 brands. Our bread-and-butter is importing porcelain, ceramic and mosaic tiles from exclusive luxury brands in European countries like Italy and Spain, but our product portfolio also includes kitchen finishes as well as bathroom fixtures and fittings such as bathtubs, basins, mirrors and so forth.</p>

<p><strong>What were the major challenges you faced getting your business off the ground?</strong><br />
In the beginning, pretty much everything was a brand-new experience, but I think it was these bumps in the road that really taught me a lot. For example, every year there are several major houseware fairs in Italian cities such as Milan and Bologna, where international retailers fly in to inspect and order products for the coming year.</p>
<p>As a buyer, you not only need to know the reigning trends, but you also have to separate the products that would appeal more to European clients from those that will resonate with an Asian audience like our own customer base. In the early days, I sometimes chose items that didn’t really fit Hong Kong tastes at that time, so they would remain in our storehouse unsold. Thankfully, evolving trends meant that a few years later, those very products suddenly became hits and flew off the shelves.</p>

<p><strong>Do you have any exciting projects on the horizon that you can share with us?</strong><br />
With the ongoing pandemic, we’ve not been able to grow in quite the way we hoped over the past couple of years, but we’re optimistic that once things look up, we can revive our plans to expand. We’re hoping to spread our footprint in the mainland – we already have offices in Shanghai and Guangdong, for example, but we’d like to enter newer cities as well. Also, from a product perspective, we’re looking to increase our portfolio with new houseware items from markets such as Japan so that we can add to the breadth of offerings available to our discerning customers.</p>
<p><strong>Aside from MOS House Group, do you have any other business interests or passions?</strong><br />
To be honest, our company is my sole business focus at the moment. Having said that, I do devote a lot of my time to giving back to the needy. I’m not talking about the glamorous side of charity work, such as fundraising galas. I actually like to roll up my sleeves and get involved in causes I feel really help disadvantaged people. Of course, with the ongoing pandemic, this has often meant collecting and distributing masks and providing rapid testing kits to elderly folks who wouldn’t otherwise have access to them. Before Covid though, I was involved in initiatives such as beach clean-ups and other environmental programmes as well.</p>

<p><strong>How do you like to relax and unwind when you have free time?</strong><br />
I’m a total foodie, so I like to check out new Michelin-starred restaurants to sample their dishes. But more than food, though, I love to travel. I’ve been to over 100 countries so far, and I think it’s just such an amazing way to broaden your horizons. My favourite trips are to South America, because the culture, people and sights are so far removed from Hong Kong. The fact that these places are so geographically remote and require such lengthy travel plans means you value your time there so much more. My most memorable experience abroad to date is probably visiting the famous salt flats of Bolivia [the Salar de Uyuni] – it was just such an awe-inspiring, amazing sight to behold…</p>

<p><strong>Who is your favourite celebrity?</strong><br />
I would say Audrey Hepburn. She was so classy, so elegant, and I absolutely adored her films such as Roman Holiday and Breakfast at Tiffany’s. Beyond that, though, I’ve always admired her work as a UNICEF Goodwill Ambassador. She was so passionate about travelling all over the world to raise awareness of the plights of everyone from the sick and the elderly to impoverished children. What an amazing, singular woman!</p>
<p><strong>If you could meet any person, past or present, who would it be?</strong><br />
That would have to be Coco Chanel. She’s an absolute legend, and I’d love to know what inspired her, what made her tick and how she overcame the challenges in her life. As you may be able to tell, I’m focusing on strong women here… while there are many men I admire, I feel like women really don’t get enough attention for all the amazing things they achieve even now, so we should celebrate the female trailblazers who pushed boundaries and shattered glass ceilings over the past century.</p>
